What to do before we arrive

If water is actively coming through a ceiling, three things help and cost nothing:

• Move what matters. Electronics, documents, anything absorbent. Water tracks along joists and can surface metres from where it entered.
• Relieve the bulge. A ceiling holding water will eventually fail all at once. A small hole punched at the low point of the bulge, with a bucket under it, drains it in a controlled way and usually saves the rest of the ceiling.
• Photograph everything now. Before cleanup, while it is wet. Insurers pay on documented damage, and the strongest photographs are the ones taken during the event.

What does not help: going onto a wet roof. Wet composition shingle and wet membrane are both extremely slick, and more people are hurt in Valley storms falling off roofs than by the storms themselves.

How our dispatch actually works

A person answers the phone, not an answering service that pages someone later. You get a real arrival window rather than a callback promise. Typical arrival is about an hour anywhere in Stanislaus County, and well under that in Modesto, Ceres, Salida, Empire and Riverbank.

Honest caveat: during a genuine atmospheric river event, every roofer in the county is triaging. We prioritise active interior water intrusion over exterior-only damage, and we will tell you where you sit in the queue rather than guess.

First visit: stop the water

The first visit is containment, not restoration. That means locating the actual entry point — which is frequently not above the stain, because water travels — then tarping, sealing or patching to stop intrusion. Permanent repair happens once the roof is dry enough to work on properly. Bonding, sealing and shingle work all fail if they are done onto a wet substrate, so anyone promising a permanent fix mid-storm is promising a callback.

Storm and wind damage claims

For wind, storm and impact damage we document in the format adjusters expect: overview shots establishing the property, close-ups with a measuring reference for scale, slope-by-slope diagrams, and a written scope tied to those photographs. We will meet your adjuster on site.

To be clear about the boundary: we are a roofing contractor, not a public adjuster. We do not negotiate your claim, and we are cautious of any roofer who offers to. What we do is make sure the damage is documented thoroughly enough that it is not underpaid for lack of evidence.

A note on storm-chasers

After every significant Valley wind event, out-of-area crews appear with door-to-door offers to “handle your deductible”. Waiving or absorbing a deductible on an insurance job is insurance fraud in California, and it exposes the homeowner, not just the contractor. Ask any roofer at your door for their CSLB licence number and verify it at cslb.ca.gov before signing anything. It takes a minute.

The most common causes we find

• Failed penetration flashing — plumbing vents, swamp coolers, satellite mounts. Roofs almost never leak in the open field.
• Wind-lifted shingles at rakes and eaves, usually where a starter strip was skipped or four nails were used instead of six.
• Blocked or undersized drains and scuppers on flat roofs — the water has nowhere to go and finds a seam.
• Failed sealant at parapet and wall terminations, which is maintenance, not a defect — caulk is a consumable.
• Swamp cooler pans and lines, which produce ceiling stains that look exactly like roof leaks and are extremely common in older Valley homes.
