In the Central Valley we specify TPO more often than EPDM, for one reason: TPO is white and reflective. Summers here run past 100 °F for weeks, and a reflective membrane meaningfully lowers cooling load on a building with rooftop HVAC.
EPDM — black synthetic rubber — is the better call when the roof takes heavy foot traffic, has a lot of penetrations, or ponds water it cannot be re-sloped out of. It is exceptionally puncture-tolerant and its seams age well.
We install 60-mil as our standard on both. Forty-five mil costs less and is what a lot of low bids quietly assume.
A typical single-story Modesto home with one layer to remove is one to three days. Two-story, steep pitch, multiple existing layers, or significant deck replacement pushes it to three to five. Commercial flat roofs run about 1,500–2,500 square feet per crew-day depending on tear-off and insulation.
We never leave decking open overnight. If we cannot dry-in a section before the crew leaves, we do not open it that day.
Yes. For wind, storm and impact damage we photograph and document everything on the first visit in the format adjusters expect — overview shots, close-ups with a measuring reference, slope diagrams and a written scope. We will meet your adjuster on site.
We are a roofing contractor, not a public adjuster, so we do not negotiate your claim for you. What we do is make sure the damage is documented well enough that it does not get underpaid.

Ask any roofer for their CSLB licence number and check it at cslb.ca.gov before you sign anything. It takes a minute and it is the single best protection you have.
For sloped residential roofs, architectural asphalt shingles in a lighter colour remain the best value — good thermal performance for the money and a 30-to-50-year rated life. Concrete and clay tile perform better still because the air gap under the tile ventilates, and they suit the region's architecture, but they cost roughly double and need a structure rated for the weight.
Whatever goes on top matters less than ventilation. A properly balanced intake-to-ridge airflow ratio does more for a Valley attic in August than an upgraded shingle does.
